How to select a site for your new home
Many variables will influence where you choose to build your custom home. We’ve put together a few tips on how to select the best home site for you and your family.
What size home are you building?
It’s useful to first consider what size home you plan to build before you select your lot. Unless you have your heart set on a certain lot for its view, this is advisable, because you might have to change lots otherwise. Typically the footprint of the home and other features (such as a walk-out basement), will dictate the right lot. In the case of a walk-out, for example, you will need a site with the right grade.
Position in the neighborhood
If you have children, a cul-de-sac is ideal because it gets less traffic and provides a safer place for kids to ride their bikes and play outside. The natural design of a cul-de-sac lends it to privacy. You won’t have every neighbor driving by your home on their way in and out of the plan. Instead, you’ll be tucked away and probably attract the neighbor friends to play with your kids—safely. If privacy is important to you, you will pay extra for that in a home site. So budget accordingly.
Which direction does the sun rise and set?
Is a sunny kitchen important to you? How about grilling dinner out on your deck? Or maybe you’re a gardener who appreciates the amount and intensity of sunlight around your home. Most homeowners don’t think about which side of the road to build on depending on where the sun rises and falls, but it’s important. If the sun sets on your deck side, you won’t be able to enjoy sitting outside under the blazing hot afternoon sun. You’ll have to build a roof or purchase an awning to achieve shade. Landscaping too can be affected by the site depending on which direction your home will face.
What is bordering the site you’re considering?
As you walk the various sites you’re considering, pay attention to who your future neighbors will be. Is there a horse farm behind you? Or is it a parcel of land that is zoned for commercial development? If there’s a wooded lot behind the one you like, who owns it? Do they plan to build on it? Ideally you want to find a site that borders a “forever wild” space. Forever wild land is dedicated green space and protected from future development by environmental conservationists. If you should be so lucky as to find a site next to designated green space, consider yourself lucky!
